Property Managers Specialising in Auckland City Apartments

p2.jpg

We assist investors who choose to have their property managed professionally, saving them time and worry.

Why use a professional Property Manager?

Managing property investments can be a full time job. When you have a lot of money invested, a professional property manager can help you minimise stress, and maximise your return.

The major risk for rental properties are tenants. Oliver Property Management can help make sure they're trustworthy, reliable and will treat your property with respect.

Our selection process includes placing and monitoring ads, and personally meeting with prospective tenants. Before Oliver Property Management places a tenant, we check their credit rating, previous addresses, and for any Tenancy Tribunal disputes in the Tenancy Information NZ database. We also have access to information about how well they've treated their past homes.

We'll take care of all the documentation you need, like the Tenancy Agreement and Bond form, and have it safely stored. We'll then send a copy of the Bond form and payment to the Dept of Building & Housings Bond Centre.

This year, there are a number of new clauses and changes to the 1986 Residential Tenancies act. At Oliver Property Management we make it our business to keep you up to date with these, to protect your investment, and give you peace of mind.

Property News
From the beginning of 2009 Rents have generally trended down especially in the Auckland Apartment scene, this has been due to the numbers of foreign students coming to Auckland to study being down on previous years. This year has started off more positively and rents have stabilised and in some cases increased.

LETTING FEES

We do not charge any tenants a letting fee, so there is no conflict of interest.More...

The first reading of the new Residential Tenancies Act was held in Parliament last month and one of the proposals was to stop landlords from charging tenants a letting fee. This has the potential for Real Estate Companys who want to retain their letting departments to pass the letting fee charge on to owners.

Case Study

"I tried for 6 months to find a tenant for my investment property and was un-successful, I lost nearly $6000 in in rents, Murray found me a tenant in3 days"
