  Some of the things to consider when forming an agreement between yourself (the landlord) and your tenant, when the rental property is a leaky building and in need of repair are;

  • Have an agreed rent for the duration of the job
  • Set a start date for repairs
  • Amount of compensation (agreed rent reduction)
  • Length of repair job
  • Completion date
  • Return date to return to original rent
A present there is no legislation covering this matter but there is a moral obligation on the landlord to offer some compensation while repairs are being carried out e.g.some apartment complexes need extensive scaffolding and complete coverage by tarpaulins for the duration of the project.
